When one of our tenants give notice, when I send the move out paperwork, I include a page that they can fill out to give us a review and mail back in.

If you incentivize good behavior so that you get a favorable review, perhaps. But LLs as a whole are not looked upon favorably.

You can never please everyone. You will get bad reviews whether you deserve them or not. You would also have to keep track of it to defend your company when there are bad reviews. Why open up that can of worms.

When I advertise a property I say that I can supply a reference as to the quality of the property and the services. If someone wants one, I call a tenant and ask if they would communicate with the applicant.
Those review pages give an annoyed person the opportunity to hit you and ruin your business even if something did happen and it's their fault. --71.104.xx.xxx |

Just remember this, it takes one mad person to tell 10 people about the bad experience. But for one good experience, they will tell 3. You let that one bad experience post which goes to millions on the internet?

Thanks to all who responded. Seems the universal answer is to reduce exposure to drama. If pressed for one, I can always have incoming applicants talk to existing tenants who are willing. It just seems like this new generation of tenants is hyper reliant on reviews and an on-line presence. I've avoided it thus far, but thought some of you may have opted for earlier reviews done prior to completing business with them. Shortly after move-in, perhaps. I suppose an in-house review - one that isn't automatically shared with the world, could bypass the risk of uncontrolled reviewing and be shared with prospective tenants along with the application.
