My tenant she and her husband are great, always pays early. They keep property clean inside and outside and has a gardener to keep lawn, roses and fruit trees well trimmed- both in the backyard and front yard. The neighbor next door to the tenants is a woman, Mrs. Burdensome (she owns the house), her husband and 40 year old son and daughter living with her. Who is very difficult to my tenants, she throws trash in their driveway, lets her dogs bark all the time and soil the tenants front yard. My tenants are decent persons and don't complain to me. My neighbor across the street had told me what goes on and informed me of this. Now this neighbor Mrs. Burdensome decided to cut all the roses in my tenants front yard and did not ask permission. My tenants arrived from work and were startled to find all the roses removed. They just called me, as the rental home was rented with 23 rose bushes in the front yard. I know the additions she did to her house without permission and could turn her in to building and safety. What do you experienced landlords recommend? Thanks --172.114.xxx.xx

First I'd go over there and look at what your tenants are saying happened. Did the neighbors trespass on YOUR property and totally cut down the rose bushes or did they totally tear them out? If they just pruned them, it's one thing, but still trespass. If the bushes were infringing on the neighbor's property, legally they could trim them back. Totally removing the bushes would be the worst, pruning not as bad, or did they simply cut off all the blooms?

Forget retaliating with code enforcement. It will start a feud that will never end. Talk to the neighbors and ask why, and ask for repayment or replacement of all the missing rose bushes. THEN if that's not done, send them written demand for repayment/replacement and then take them to small claims court for the cost of replacement if they don't comply. Tenant or you, have to call the police and report it. It's theft and malicious mischief. Have photos of the yard before the cutting. Neighbor owes tenants and you, new bushes but you will probably have to go to court. I had to take a neighbor to one of my rentals to court because he was cutting down my big tree to put up his fence on MY side of the line. I took him to court and the judge told him to cease and put a restraining order on. I am not sure how you get paid back for the roses but the judge will know. --71.104.xx.xxx

I'd start with some cameras. We are experimenting with the Reolink brand, and their tech support actually answers emails.

Meanwhile, if you have ANY proof it was the nasty neighbor, or if the neighbor across the street will testify to it, I'd call the police about the trespassing and destruction of property/vandalism. It is vandalism, pure and simple.

Get a nursery to quote on replacement of the bushes and send her the bill. If she doesn't pay it, small claims court awaits.

Make sure to catch her on camera doing the rest, so that you can call the police and have the proof.

As for the addition to the home, I would call code enforcement and the assessors office. First, because if permits were not pulled and inspections were not done, then there is potential hazard. Second, usually an addition means higher taxes on the property. :) --67.43.xxx.xxx

Back in 1980 a friend purchased his first home in a wonderful area of West Los Angeles. Every day he and his wife loved looking at their rose garden in their front lawn. Then one day, when they went out side, their rose bush was barren. They have been clipped off. They could never catch the thieves.

So being an electronic wize, I took thin wire from a phone ringer magnet coil and wrapped the thin wire around some of the rose bush's branches near to the flower part of the plant. I ran the wire to an audible alarm inside the home.

The next day around 4 am the alarm went off. It was an Iranian women who sells flowers along Wilshire Blvd. that would come in a taxi to steel here daily inventory of Roses.

My friend was non aggressive and didn't chase after her. Two weeks later the roses began to disappear again. So one Friday I parked my car across the street in a neighbors driveway waiting for her to show up. She did. I dove my car in front of the taxi blocking it and the street. I ran out after the women and she took off screaming Irian to me. While on the chase I managed to take a picture of her. I shouted I giving the picture to the police and immigration.... She never returned.

If this happened today I'd place a hidden trail camera with a motion sensor on a tree facing the area. Then a week later I'd swap out the SD card and review the neighbor causing problems.

Today I can show the footage to the police's and get a resolution office to pay the neighbor a visit. Either they stop or I will press charges. --47.155.xx.xxx

Robert J, that is an amazing story. Coming in a taxi to steal roses.

My dad bought a huge duplex with an elderly woman as tenant. Her daughter and son in law lived downstairs and cared for her until daughter passed and husband wanted to be gone. Dad got this 3800 sq ft. Federal Period style beauty for 80K in 1982. We helped the elderly tenant until she passed in 2001. So at first there was a bad tenant downstairs. The elderly tenant's children had planted beautiful bushes and flowers and the elderly tenant liked to come downstairs and walk around looking at them. First floor tenant didn't like that so she cut them all down and called my dad to haul them away. He did. I would have evicted her but he did not. It was awful. took two trucks.

I lived down the street later and noticed someone was taking all my daffodils and tulips. I got some thorn bushes and broke off some sticks and stuck them in with the remaining ones. Well, I came home from work to find the entire garden destroyed. My neighbor told me that the culprits were some kids from the elementary school taking the flowers and they came back with sticks and smashed up my whole garden. Nice. I didn't know their last name or where they lived but I knew who they were from the neighbor's description. I had seen their mother at a local state building picking daffodils. The building was surrounded by them and she had a basket full. Some people are just crooked. --71.104.xx.xxx
