Before providing specifics, very important to know the difference between asking a CURRENT landlord and a PREVIOUS landlord. A current landlord's answers are to be taken with a grain of salt, as they have incentive to lie and say tenant is great and tenant become YOUR problem. A prior landlord is free to tell the truth ....

You can find these questions in any LL book. When did T live there? How much was rent & deposit? Did T pay rent on time ? Did you have to send notice of non-payment? Any lease violations? Any pets? What deductions from deposit? Was T considerate of neighbors?

Some big complexes will refuse to answer anything except the dates they lived there and the rent they paid. So you will also need to search court records for eviction filings. --50.4.xxx.x

The big complexes require fax or email question. And they want to see the tenant's signature to release information. Which is on my application. Smaller LL will usually just talk to me over the phone. But actually all of us should ask for written requests and keep documentation. I usually as verbally to smaller landlords "can you tell me the address of the rental unit they are renting from you?" A fake reference will not know simple basic information. --172.56.xx.xxx
