I find that Direct TV came out and attached a dish directly to the house! I thought they had to get permission from the LL to do this, We have a rule that they must be attached to a pole. --66.30.xx.xxx

I’m willing to bet this is the tenants fault. DirectTV techs won’t install a dish without the customer present, they most likely asked the tenant and got their permission. Remove it and charge the tenant for the removal and repair to the siding in the next rent cycle. (I’m assuming this is addressed in your lease) --73.17.xxx.xxx

What does your rental agreement say about tenants having TV dishes, TV antennas or cable wires installed on your property? These are the type of things that good rental agreement covers.

Personally if this happened at one of my properties, I would give the tenant a 48 hour notice to cure along with the highlighted clause in their rental agreement that addresses this issue. --71.174.xxx.xx

But as I just read,..They are not supposed to attach to a building w/o the LL's permission.

If your lease doesn’t address this and you didn’t explicitly say only on a pole to your tenant, you could try to take it up with direct tv. Next time have the tenant sign next to the clause or create an addendum that says not on roof and not on building, plus removal at end of tenancy. Although technically you can’t not allow them to have a dish, you can limit common areas on multis so I have made it near impossible for them to find a place. The last one was a pole and warped the siding on the building. --73.17.xx.xxx

I don't like is either. Since it's there i would remind the resident that this is not allowed and not to do it again. Then i would wait until move out and charge security deposit for removal and repair to roof or siding or whatever to return to original move in state. If that means few pieces and Labor then so be it. Maybe means a square of roofing and labor. May mean roof patch for holes. But let them know in writing and quote your lease clauses cuase next week a better deal will be offered by another service and they will be wanting to switch services and a othet dish will arrive. I bought a house once with 8 dishes on the roof! The install company can do this, it's legal. It is not allowed in my lease. But still happens on rare occasion.

If it happens just send someone out to remove and patch the roof.

Just leave the dish on the ground for tenant to have installed on a pole or trash.

Send the tenant a bill for the repair.

I do call tenants and let them know what will happen and why.

A lot just dont remember all the things in our lease and the Dish people tell them it is normal to put on a roof.

Years ago they used to require permission from LL but not anymore. At least my area. --73.40.xx.xx

I have this in my lease - LL to specify TV and Internet provider.

No changing of the provider without LL approval.

And I explain it during the lease signing.

I use the existing cable company. Nice neat wiring and no dish.

Before I started my no dish on the roof policy I removed dishes from the roof after the tenant has moved out. Hold um for a few weeks then discard. --99.197.xxx.xxx

I have a lease clause that addresses this and related items. It covers things like security cameras/systems, TV and phone equipment, etc. But I did not have a specific clause or sentence stating that I'd charge them for removal and/or repair...so I've added that.

I've only had one minor issue in the past, a guy cut through the vinyl soffit to add security camera....when I mentioned to him he understood and I let him leave it there but he agreed to pay $85 during his next rent payment so that I could fix it when he moved out...so it worked out ok. --99.92.xxx.xxx

Despite signing a 'nothing mounted on the roof' clause on the lease, the previous tenant installed a 'dish' against lease agreement. I asked the company how to remove it and was given instructions that the dish itself, can be removed, but the mounting bracket that is bolted into the roof would severely damage the roof if you try to remove it. Glued down and bolted through. They advised to just leave the bracket and only a small bit would show. They said they DO NOT remove the bracket or dish for you. Annoying. So now we have what reminds me of a flying saucer on the roof that is threatening to fly the house away to some unknown alien planet. Ugly! Happily, the new tenants wanted the same service so the dish stayed for now.

You might also want a clause in your lease that states 'no installation of window air conditioners, without Landlord's approval'. Amazing what those little things can do to siding, stucco, water damages from leaks, etc. AND if you pay the electric, massive bills. --72.199.xx.xxx

PG [SC]: Just to mention it, your clause likely violates federal law if you try to enforce it. While they can't put a dish on in a way that damages your property, they absolutely can choose to have one on the part of the property that they exclusively control provided that it doesn't damage anything -- and are not required to inform you of anything.

Having a clause that states that the LL specifies the TV company and that you've chosen a wired cable provider and that's it violates federal law, sorry.

The damage is done, just leave it. It's not going to get worse. Also cut the tabs off a spare shingle and glue it over the holes when the bracket is removed. Not noticeable, water tight and easy repair.

I have a solution. Charge a $500 satellite dish roof repair fee, payable immediately, if they install a dish on the roof. Have a pole mounted next to it with all the necessary brackets to hold the dish and make sure the wires reach. If they use the pole then there's no fee. Make this a part of your lease and you'll see the tenant start to encourage use of pole. --108.69.xxx.xxx

Carol,

This is a common every day problem in property management. A proper lease would spell out what is and is not allowed, and the fines/repair costs.

If it is not written in your lease it will be tough to enforce. And verbal communication is non-binding in court and easily forgotten. I have watched addendum‘s to be thrown out in court. X

Never believe an installer who gets paid by the piece and shows up at 4:30 on a Friday is going to stop everything and try to call a Landlord. It is up to us to find ways to protect our property.

My lease is clear: Satellite dishes must be mounted to a pole in the yard, not on the roof walls or any part of the structure of the building. $200 fine plus labor and materials to remove and repair. All holes must be properly sealed for insect and moisture control. All work to be done in a workmanlike fashion. Manager is final approval over quality and installation.
