Ok. In an earlier post I mentioned how much land value in FL has increased. We have decided to sell. We lost our trees to citrus greening. Mom is getting too tired to take care of things and I am 4hours away. I have not listed the property and there are no For Sale signs present.
Friday a RE agent called, has an interested client.
He sent me a copy of his client's site map of one of our parcels, subdivided into 5 ac lots, roads, cull-de-sac, all wetlands in sketch---The mock up is dated 2017.
Here is the spooky feeling...our property was not on the market in 2017. Yes all the info is public information-but you would need to go to multiple sites. Who or why would someone spend time, effort, resources and $$$ to do a mock subdivision of Family owned property (over 90 years) not on the market.
Not sure if I am dealing with a 2-headed snake or vultures on a limb. Either one give me an uneasy feeling.

At least once a month, I get an unsolicited 'offer' to buy my property. It's 2/3 acre, 3 houses and an empty lot that already has addresses assigned for a duplex. My property isn't for sale, was never listed, never even talked to anyone about maybe. I had one aggressive guy from some management company bring BUYERS to my property. I found the guy with a nice couple walking around the entire parcel. I confronted them as they got to the back lot. Amazing! I said it wasn't for sale, and he wanted to present me with a written offer of a guaranteed 1 million. Average homes in my neighborhood sell for about 1/2 mil and I have 3 on the parcel, (living in one). I sent them away, called the Company he represented and found that yes, he was a recent employ, yes, the offer was legit, and they were sorry for my inconvenience. I told him over the phone and in emails to NOT bring people or send me any more communications. HE continued to call and send emails to the point I almost filed a harassment order against him. He continued to 'drive by' and walk on the sidewalk (not on my property) with obvious 'buyers'. Last contact was another mailing (long letter and offer) which I kept and called the Company again to hear that he 'wasn't working here anymore'. All contacts stopped. Aggressive isn't a bad thing if he was working FOR ME. This was just unreal. --72.199.xx.xxx |

There are plenty of developers that deal in speculation. It's their job to search out potentials, map out options and wait for the opportunity. Sometimes an unsolicited offer bears fruit. It's probably a coincidence. Did you or your Mom bring up the sale to someone in casual conversation? There are wheelers and dealers everywhere and it doesn't take much to get the word out. --50.5.xxx.xx |

City/street planning takes a long time. Funding takes a long time to secure. It's not a surprise to me that they were thinking through this early. They might have wanted to "get all their ducks in a row for the right time", and for some reason this is the right time.

I agree that it happens all the time. Neighbors had spent the money to have preliminary plans for their 800 acres. We had several folks then approach for our adjoining 100 acres ... showing several houses sitting right in the middle of a hollow that would be impossible to build in. Completely closed off road access and had it come from a different road ... but that way is completely impassible. Houses sitting on rock ledges, etc. In other words, someone used a map, drew up something that looked good but was not doable. Like above, I think that it is just very preliminary when they see acres of unused land. --72.70.xxx.xx |

could be your neighbors are trying to assemble a parcel.
in our neighborhood, the guy who owns a hamburger stand held out against the developer building a mall.
eminent domain didn't work, obscene amounts of money didn't work, relocation offers didn't work. fancy lawyers didn't work.
he just wasn't interested.

We have had people approach us asking if we would subdivide a lot so they could build. They chose their town and were approaching all owners with enough land to potentially do this. They had done significant homework ahead of time. --73.17.xx.xxx |

My parents had a 4 acre property in an area that was becoming a booming suburb. When they started being snowbirds for a few months during the winter, I kept an eye on the property and cleared snow to make it look lived in. The local busybody up the street stopped to talk to me, ask how my folks were doing. The next thing I know, there is a realtor dropping off packets about how he'd market the property, and calling my parents' land line to pester whoever answered (which I only did once, and told him politely to cease and desist).
I found out through different neighbors that the realtor was trying to wheedle my parents' phone # in Florida out of them (they refused, although they did have it). I finally called the management of the RE firm, and let them have it verbally, then dropped off all of the packets with the firm's receptionist with a letter from the law firm that Mom had worked for for many years, telling them to stop all attempts to contact.
Ironically, that was the year that Mom and Dad returned from FL in April and put the house on the market - not with that RE agent, but with one that my hubby and I had used and respected. --96.227.xxx.xxx |
