well boys and gals... I also unloaded a condo I wish I never bought... check out 5207 n 84th street in Milwaukee...

I had 4 condos here that I bought years ago at 30k and than condo assosiation cut me off buying them cuz I fix them up, rent them, and pay my dues... problem is they wanted home owners to buy who do the opposite... guess what? half the folks are not paying their dues and association stopped paying our utilities... with this said, count cimba out.... I had to go to ex in divorce many years ago and she lost them... I have one left and gave my 10 year tenant 28 day cuz im getting out of the titanic....

with all the selling going on I have massive losses on my taxes each year and carry them over for times like this... also if my gains are fairly high... the capital gains tax will only go up if sleepy Joe gets in...

my other thoughts are to hoard up the cashola and wait till all these new buyers over paying for all these cribs like they did years ago when we went through a cycle like this give my cribs back and I buy them back at half price and do it again...

I have seen plenty of the cribs I flipped over the years go into foreclosure. I think a lot of folks are too used to calling the landlord cuz they seen a mouse:-)

anyway, I may even consider buying some more stuff in Florida... The villages are ez rentals with nice clean tenants and low maintenance.... I also just love love love clearwater and would think about a condo on da beach as an option of stashing cash...

I still have a portfolio of about 200 cribs/apts so I am NOT interested in selling high and buying over priced.... when the cash gets tight and the int rates go through the roof.... we will be in a great position to load up again..,.,

btw, I am rewarding my 25 year carpenter who does all his magic on my cribs with his first crib. Thats right, I am giving the first crib I ever owned to him which provided a monthly cashflow and opportunity to refinance and possibly flip in the future for him... it will also be a nice loss for me which will offset some of my gains..:-) I told him its ironic that my first crib will now be his first crib.,.Hey, im 58 and already had a stroke once so its time to reward some of the good behavior right?
