A prospect called and kept complaining about her current landlord for many diferent repair problems.and want a place immediately. I asked about prior landlord. She complained about black mold.. She sounded sick and sneezing.

I told her we do not want deal problem tenants. I do not like my answer, but I do not know what to say.

Well, I think rather than telling her you don't want problem tenants...you should have said "Feel free to fill out an application and submit it". Then, score her low on some attributes such as attitude or prior rental issues and reject. Or, if you want her to "self deselect", give her a copy of your "basic" requirements such as credit score, non-smoking, no animals, etc...and let her decide that she would not fit well in your place.

I'm confident given what you've said, you could find a legal and ethical way to turn her down once you see the application. --99.92.xxx.xxx

Do phone screening. Take those basic requirements and ask her on the phone. This is what I ask and takes 1-2 minutes depending when they disqualify

1) how many people live there? how many adults?

2) do any adults have foreclosure, bk, eviction, short sale or eviction?

3) we require 720 for one adult, do you meet that?

4) what kinds of animals or pets do you have? breed? weight? 5) when & why are you looking to move?

Once they start talking just let them, they don't know what they are saying. I agree try to keep talking so they dont gain control of your phone time. Also if i cant get off the phone with them, and yiu did, just offer them an opportunity to come to the open house or schedule a time when you are already there to show and fill out application. I do not try and train them on what to say, let them put everything on paper then reject. But i have had this phone call , i know they are not talking to me about you, wink wink, a few times i have say "sorry to hear all that, i hope you can work with your current LL to correct those issues." They dont expect me to put it back on them for action. They expect everyone else to solve their problems, i am here to rent a house not solve problems of people who do not rent from me. Sometimes they go into the timeline of events, remember it's one sided story line, to get off the phone i may say sonething like "that is sure trying of everyones patiences, I'm not sure i could have done anything different or faster" and guess what...?... they want to blame the LL and discount their role. Yes things happen, only once did i discover later that the LL was totally missing in action and totally in the wrong. That person when on to rent from us for a long time with no issues. There are a ton of landlords who rent crap. Someone local got posted on a website due to basement mold, outdoor stairs that were made of landscape bricks not held together and a couple other things. So I feel bad for her but the sneezing and coughing would have put me off. She needs to get tested.

Next time just say that you will send her an application. And then decide if you want to or not. If I was in her predicament I would not call a prospective landlord and reveal all that and not be sneezing and coughing. It's right in my rental criteria that I will reject any applicant who complains excessively about their landlord or who mentions that they have mold. I consider mold to be a housekeeping issue.

However, be pleasant, give a short rundown of your basic requirements. Tell them that you do a credit check, a landlord reference, and verify income, and then offer to email her an application.

Make a note of her name so you are sure to reject if she ever actually applies.

I've had applicants email me back the application which I can not process because it didn't arrive with the application fee. But usually, they simply disappear because I've told them I do a credit check and call their current landlord. --76.178.xx.xx

A long time ago I received an application from a young couple with kids. They wanted to rent a 2 or 3 bedroom apartment, but would take a 1 bedroom for now -- sending up some red flags. When I ran their credit and did a background check, I noticed they

LEFT OUT A PRIOR ADDRESS ON THEIR APPLICATIONS. This wasn't a mistake but a deliberate attempt to deceive me.

So I looked up the prior address only to find it was under major "Lead Paint" decontamination. All of the tenants were given "hush" money and told to move into another rental and make "that sucker landlord" pay for possible medical needs for the children. The LLC that owned that Lead Paint Property went Bankrupted.

The couples two kids were exposed to lead paint and they were ready to sue the next landlord for "possible" violations -- looking for a large pay day!

I quickly rejected the applicants and stated they had lied on their application. --47.155.xx.xxx

This prospect already applied online and paid the $35 application fee online without viewing the home. Since she applied and I have to let her know the decision.

She was in 2 bedroom units fro about 1-2 year with large complex with black mold. She moved to a 3bedromm condo for a few months, complaining many problems. ceiling fan fell and almost hurt her. Very scaring to me. I told her to work things out with her current landlord and our unit is 2bedroom she did not want. --104.186.x.xxx

If your gut is telling you loudly that this tenant is bad news, then find a way to reject. Jeffrey noted that cooperation can be criteria, and Brad once wrote, "You can deny the PERSON based on the info provided on the application compared to your written criteria which should include Jeffrey’s cooperation score."

I find that I rarely have to out & out "reject" an applicant. I'm more than happy to give an application to anyone who wants one. I prefer to let them disqualify themselves either during the initial contact, the showing or after submitting their application. It's been my experience that people rarely completely fill out their application with the required info and most applications contain some inaccurate or misleading answers.

IMO most successful LLs have systems in place to handle just about anything that comes along including who they accept as tenants. The screening of potential tenants is one of the most important duties a LL has. Good screening includes developing & updating a written rental acceptance criteria, establishing a good working relationship with a screening / credit check company, knowing your state & federal laws regarding what you can & more importantly can't ask on an application, a procedure for initial screening of either online, telephone or in person inquiries, a through application, a safe method of showing the unit, a system for grading applicants, a method of accepting applicants, a plan to keep a list of backup applicants in case the first choice doesn't perform, a willingness to review & update your procedures as needed and realizing that it's always better & way less expensive to keep a unit empty than to accept the wrong applicant. It's also extremely beneficial to network with your fellow LLs either in person, through local LL groups and on this forum.

As we say in the construction field it really does pay to "Plan your work & work your plan".

They disqualify themselves. No worries. Just say "at this time we can not qualify the application " avoid the words - your application. Just move on. They will figure it out at some point. If they ask "why application can not be accepted " just reply it's just a checklist and the information provide did not qualify." Do not try and meditate their issues or tell them details. If a credit report was run then send them that rejection letter. Standard procedures. Don't get stuck on rejecting them or feeling bad cause you can not solve their issues.
