We have a pair of regularly late payers and often unruly tenants who have casually violated several clauses in their lease over the past year, a lot more of which we expect to specifically find when we soon do the annual inspection of their apartment.
As a result, we are wondering if any one has any tips and suggestions on how we should legally conduct our efforts to eventually properly evict them.
For example, do they have to be present if we give them the usual 24 hour notice? Would it be OK for us to take pictures of our findings at this time? etc. etc. Thankyou. --72.93.xxx.xx |

Take pictures of damages beyond normal wear and tear, arrange repairs and bill them..
If it is month to month, send them a 30 day notice..
Otherwise, send them incompliance notice (RI landlord tenant handbook has that) --173.48.xx.xxx |
