Trying to rehab unit where previous tenant had a cat. Wood under neath carpet is saturated with cat urine pretty bad. Is there a product that will neutralize the smell? --108.197.xxx.xxx

From the way you describe, you may need to replace the wood and actually treat the joist. Odo-Ban or Nature's Miracle might do the trick, but hard to say. It depends on how bad. --64.251.xxx.xxx

Been down that road myself. Do yourself a favor an go ahead and cut out peed wood and replace. I have two pieces I cut out of a house about a year and half ago sitting out back. They still stink even after sitting out in the weather all this time. I had originally sealed these boards up but after the tenants moved in, the smell came back a few months later when the spring rains hit. --75.141.xxx.xxx

We used various things with some success, we've painted the floor with primer (we've used both Kilz and Zinsser), with some degree of success. We have also used Odorxit which we bought from Amazon. That worked once after multiple treatments. But if your floor is really saturated as you say, replacing the floor may be the only effective option. We bought a house one time, that multiple of the above didn't touch. The house had 13 cats. There was urine everywhere, even in the electrical plugs. Eventually we sold the house to someone whose nose didn't work! But I told myself if I ever had another house like that, I would just replace the wood. It would have saved a lot of time and trouble, and maybe even money. --65.26.xxx.xx

If the urine has truly soaked in just cut it out.

If it's minor, scub with soap and water,vac it up, soak with OdorXit repeatedly, dry, seal with Zinnser BIN.

Another reason to outlaw carpet in rentals! It HOLDS urine.

Enough already.

The problem here is not the floor joists,the wood floor

or the padding or carpet. (housing materials)

The problem is not finding the right product to mask-over

or remove the smell.

The problem here starts with the person(s) who thought it was

a good idea to bring or allow the cat into the house.

No cat, No problem. Dig ?

Step on in folks and bring us your Landlord / Tenant

horror stories, PITA, and disputes.

We can all play the game of :

"Who's fault is it" and "How can I get compensated" ?

A never ending cycle.

Full of drama, despair and dollars.

If you can't or don't want to cut the wood out, you will need to soak the area with Nature's Miracle daily for a week. Then seal it with an oil based sealer and then a final coat of Zinsser BIN synthetic sealer. That will take care of it. --96.42.xxx.xx

I disagree with David above, you were supposed to rub the bad cat owners face until the smell went away - the fibers of the wood grow and shrink so after you soak the wood down several times with enzymes the smell may be eradicated then the floor will break as the fridge is taken over it. --76.188.xxx.xxx

@Vee, that is why I suggested after using Nature's Miracle then to seal it with an oil based primer/sealer and then a final sealing with Zinsser BIN synthetic sealer. This is the sub floor under carpet. The carpet. pad and tack strips will probably have to be replaced. This has worked for me a few times with wood sub floor and cement floors too....

I learned my lesson a long time ago and no longer accept cats at all - it's just not worth the hassle and expense to try to collect for all the damage they cause. --96.42.xxx.xx

I had to wash a wood floor then paint it with Kilz. Then I put luan over it and tiled with self stick. Only then did I feel comfortable adding carpeting back and that there would be no smell. It was soaked in the entire floor because the tenant could no longer bend to clean a litter box and just let the cat pee where it wanted to. Make sure any tenant with a cat can bend over. Drop a dollar and make sure they can pick it up. --73.33.xxx.xxx

I replaced the flooring, baseboards, and a foot of drywall in the entire upper floor of a townhouse. I found the urine had flowed thru a gap in flooring and soaked a joist. Scrubbed the area with Odorxit and a stiff brush, let dry and painted with oil base Kilz. If I were doing this today I would use Sherwin Williams shellac primer. SW shellac primer is awesome. I was fixing the house up to sell, so I put a bowl full of Odormagic in the HVAC filter area. Every time the heat came on, a little Odormagic wafted thru the house. Must have worked as I sold the house and got a good price. Cats and rentals rarely work out well.

After having to totally remodel a house that had multiple cats in the house that I did not know was living in the house (my earlier-learning days of being a landlord)and $56,000 later I adopted a NO PET policy. There was pee in the air ducts and had to totally replace the ac/heat unit. It is hard with all the begging and pleading of prospective renters but it has paid off in the long run with a whole lot less maintenance and expense. When the children keep begging (especially of new renters) I just ask them if they have $100 pet deposit per pet and $100 monthly per pet for pet fee and that usually quiets them. I have also stopped putting carpet in the rentals-less expense and less maintenance with vinyl flooring. But then I had a family with 5 boys and he let them pee on the walls and flooring and I still occasionally smell urine in that room in that corner on a hot, muggy day.
