We'll see.

It's not bad. It's that tenant that I thought I did but did NOT pull Criminal on a few months ago, who ended up having a police problem 2 weeks in, and turns out his rap sheet is longest ever (to refresh your memory of my shame!)

So he was late last month but paid late fees and was all in before the 10th (NC's date for filing for eviction.)

This month late again, paid half, threatened him, didn't get paid by deadline. So now I will file on Monday.

I also offered him an out: get out by FRIDAY and all is well, doesn't owe, refund of SD. Get out by MONDAY and we actually will pay him extra.

Wrote back he had replaced (new) kitchen faucet and was preparing to lay TILES! Gah. NO.

I want this guy out. He's a con artist and a conniver.

Inspect now! Give written notice to not make changes.

I think you are in for a long ride. You might luck out if he disappears.

What is his eviction record? Might give you a clue as to his system.

Cash is cheaper than court.

Check your state about ending a lease. In MY state I can end a lease with written notice and stop accepting rent, then evict for non-payment. Judge says there is no law forcing us to accept money.

I think I saw drug dealing at that house. The police might want to check.

I am thinking like Brad above me (you already knew that), but try to get inside for a quick photo shoot of existing damages to bolster the cash for keys, also mention the court has recently adopted a program that can cause a warrant for unpaid funds to landlords (this was explained by Lee at the convention this year, I already have it work!), if you still have my phone number I can explain it - gonna look for your number too. --76.188.xxx.xxx

I honestly don't think I will find DAMAGES, only unauthorized changes. He is a construction guy, runs his own remodeling biz so does know tile, paint, etc. But we don't WANT him making changes without our approval.

I think he is used to doing things and having LLs be all happy because they did not have to do it?

Going in on Tuesday (gave notice.) He told us he could meet us next weekend, and we didn't respond as we had already told him he didn't need to be there and he didn't tell us NOT to go over.

Oh well, first bad one in years, and he's actually not even that bad - polite and a nice guy. Just needs to pay his rent. --173.22.xx.xx

I find only about 1/3 of the deadlines these folks give are actually valid. I had one that was going to be out on Monday, then Tuesday, Wednesday - today we brought in the Constable.
