My new residents want to paint the interior walls to colors of their choice. They've pointed out the walls now have many patches and agree to repaint the walls to white when they move out. I'm inclined to say "yes". What's your experience? Thank you --108.224.xxx.xxx

Most if not all tenants have no idea on how to apply the right paint to the right surface and do any preparations. They can make the mistake of not cleaning the surface so the paint will easily separate at anytime up the road. Even years later after you have the property professionally painted. It will peal.

Then tenants will paint over the baseboards or molding with the same water base paint -- that's water paint over oil and again may cause problems.

So unless you quiz or teach your tenants the basics of painting, your property will have serious issues later on. --173.55.xx.x

When the tenant moves he will repaint the walls white. In the meantime he will have red, blue, yellow walls. It takes a lot of paint to get back to white walls. My tenant threw some white paint around and left ----this is usually how it ends and you will have a big costly job. --99.62.xxx.xxx

I agree with Robert j. I wouldn't. And I doubt that the tenants will keep the promise of painting it back white when they leave. They are too busy, forget, etc.. If it's too dark, you will need 2-3 coats of white so it doesn't seem dingy. And many tenants will get it on the floors, etc.

You can offer them a choice of 2 neutral colors that YOU like, preferably like a medium cafe or grey. This will make it easier for you and sometimes you won't have to paint as much in between tenants as it won't look as dirty as the white. The goal of many landlords is to get the paint in all the units the same neutral color so they won't have to match up paint later... --65.31.xxx.x

I no longer allow residents to paint. One painted all the rooms different colors without permission, then covered it with a color that is similar, but not actually my standard paint color. So, I can't do touch-ups because the color is different. I try to make sure the paint is in good condition before they move it so they are not as concerned about painting. Also, I have been using gray walls and white trim instead of all white everywhere. --73.146.xxx.xxx

Just say no. No matter what the colors or how well they paint, f you have to evict or they break the lease, they are not painting the colors back for you and where you going to get the money to repaint when they have used up their security deposit on other damages. We use the same nice colors and if an applicant even asks to re paint a freshly professionally painted apt, they are shown the door.

Make sure your apt are in good paint condition. No work or repairs allowed by tenant at all. The handier they are the more I wont rent to them unless lic electrician or plumber. --74.104.xxx.xx

The idea that a tenant can paint anything other than their toenails should strike fear into the heart of any landlord.

If they continue to insist offer them the name of a paint contractor that YOU approve of who will paint colors YOU and the tenant can choose; they can pay him/her for this project.

I just allowed this for the first time with the tenant had been been with me eight years.

I told them they could pick the colors, but I had to approve.

Explicitly told them do not paint any would work.

They picked decent colors I approved. She painted. Did a great job on all the first-floor rooms. Then did a really really really really really crappy job in the kids rooms, ran out of paint and stopped. Then she decided to combine the Green paint, which was actually a nice color with the Tuscan yellow paint for the woodwork in the bathroom. Yes, she painted the woodwork yellow. It looks like a white trash hobbit hole.

Then about six months later, they told me they can longer afford place. moved out and every square inch of the house had to be painted. Never, never, NEVER, again --75.132.xxx.xx

I allow them ALL TO PAINT. They are going to do it anyway. I can't evict if they do paint and my lease says no. The judge ( off the record) that she will never allow me to evict someone to the street for such a petty thing. That piece of information cost me 4 drinks. lol

I budget it in on my increases. Increase every year to save for the impending disaster.

I've taken money from security to repaint. $150 for 5 gallon paint and $400 in labor.

As Brad 20k always says, know your judge. Go to housing court and spend a couple of days to get the feel of things. From the stories on the board CA is worst that NYC and you are in for a fight to enforce it. --98.116.xx.xx

If the tenants paint and did a good job - even if they were sneaky about it - I wouldn't evict. But ALL the photos I have taken of tenant paint jobs in the past show DAMAGE from bad paint jobs, not improvement...

Navy blue woodwork and Fuscia walls in bathroom...and of course they got paint on the white ceiling. VERY hard to cover up!

Deep Purple bedroom stamped with gold sponge prints. Ditto paint on the ceiling!

Burgundy walls, black woodwork - and again the ceiling...

CRAZY green oops paint...deep dark yet somehow electric HIGH GLOSS green.

Tenant purchased a quart of paint to do a large wall. Ran out and so the whole job was splotchy. Hidden by their furniture but when they moved out it was really obvious.

Brilliant Yellow. Brilliant Orange...the list just goes on.

Cal Gal, If they want to paint, get double what it would to have a professional painter do it twice.Because it will take at least to cover their mistakes.And get that money in cash up front.because you'll never get it after. Most people think that they are Michael Angelo,even they never owned a paint brush. Also go to Ocean state or similar store and buy a 12' x 12'. Canvas drop cloth because they're going to try painting anyhow.If you take them as tenants,introduce them to the local Dramatic Society,most groups need back drops painted , it'll get it out of their system. Allowed tenants to paint their 2nd floor apartment,they were both students at a local Art School. They painted only in the living room, a 8" wide strip all the way around the four walls in red ,white and blue. All their friends thought it was the cats meow? They stayed for a long time. Took about six coats of bin to cover it up.whatever type of paint they used, I've never found out.was strange, the next batch of tenants liked it, so we had it like that for a long time. Charlie...... ..... .... ... .. .. Life can be funny at times, Don't know if they ever made it to the Rembrandt stage or not.
