Been there, done that. Everything becomes incredibly harder, longer, and more frusrating. In TX we have a large population that still speak no English. One of my personal criteria for tenants is an ease of communication and a lack of stress to ME. Yes, these are not concrete criteria like income, credit rating, no crim rcord, no evictions. But I am of the philosophy that the best tenant--is the best one for ME--one I am willing to spend a year of my life dealing with. Often, misinterpretation eventually leads to tenants from hell. Month after month of explanation and re-iteration is too stressful. The diffuculty of that level of lack of communication is one I am not willing to accept. --108.87.xx.xxx |

Last one we dealt with they couldn't get it thru their heads they dont get last month rent back if they leave, not refundable, its usable. They ended taking me to court, got a interpreter and I settled with them even though the court mediator told them they had no right to any money back. I just didn't want the case to go before the judge.

A lot depends on the vacancy rate. Find out what language they speak then Google translation may be possible. If they work then one is going to have less problems then if they are on social assistance. A lot depends on there educational level. Usually people from other countries that have some sort of post secondary education have some limited knowledge of English or speak English. Generally people who come from other countries are not aware of all the landlord and tenant laws here. They often pay rent with fewer problems. --74.220.xxx.xxx |

I deal with Spanish speaking tenants all of the time and I'm not a Spanish speaker. I use google translate to communicate and I also have a call in translation service I use. The latter costs money, so I use very sparingly. I got the latter mainly for a tax preparation office I have in this particular property. Failing either of those options, there's always someone around to translate. It really hasn't been a problem for me and I'd like to purchase additional property in this particular area. I find most of these guys to be very family oriented and they often operate like Americans did 50 years ago. That's not to suggest that everyone is like that though as you do have folks with issues.
I mainly use google translate to communicate by text. I'll get a text in Spanish and I copy into google translate, then type in English in google translate and copy the translation into the text. I've carried on whole conversation with tenants using google. The only problem is if they misspell a word in Spanish. One thing I've discovered is education levels vary just like they do with English speakers and depending on the level of education, facility with grammar and spelling, even with a Spanish speaker, varies greatly. --64.121.xxx.xx |

HOME (Housing Opportunities Made Equal) just settled a discrimination case here in Richmond va against an apartment landlord that required at least one lease signer to speak Engish. Was deemed discrimination based on national origin, a protected class.

Usually someone going go the local high school can be an interpreter.Coming to this country from Ireland,I was paired up with a another gentleman from near Shannon Airport,We worked together for two years.Was also best man at my wedding.Never did understand a word he said.And he was also talking in English. One thing you better consider: If I so much as say "buenos dias" (I think that means "I like your kitchen table") to an applicant, it can be argued that I am responsible to provide a Spanish-language version of the Lease and all related papers.
I do not provide translators or interpreters. I do not speak a word of Spanish. It is the applicant's responsibility to provide whatever he/she wants to understand.

If you can't understand the app for a reasonable reason......AND you have attempted to make REASONABLE ACCOMMODATIONS to over come any obstacle, then you should be in the clear. That doesn't guarantee that you will not get suited, just that you have a solid defense.
