Looking for a little advice here. Have a duplex with both sides rented. Just read a text from one of my tenant's stating that when they got home last night at midnight, there were cops at the other tenant's residence.

I have heard nothing from the other tenants, so at this point, I assume there is nothing wrong with the house (ie flood, fire, smoke, etc.)

What right, if any, do I have to contact these tenants? Should I contact them to see if they are OK?

I believe police reports are public record. Mine didn't cost anything. They asked me a couple times what my interest was which I thought was odd and I told them I owned the property. They didn't verify anything, ask for ID, nothing, just printed it out and gave it to me.

In my case it was another boyfriend/girlfriend fight. She (tenant) seemed to be the instigator but no charges were filed. The tenant knows how to turn on the charm and the other side duplex tenants were moving. When they left I asked if they had any issues/complaints. Proceeded to tell me of issues with other tenant mistreating boyfriend.

I never mentioned the police incident to the problem tenant however I did remind her in writing she was getting new neighbor's, referenced the quiet use clause in her lease and its importance when living in a duplex. I told her I would make sure incoming tenants were aware of the clause as well because I don't want anyone to feel uncomfortable or unsafe living there. Kind of like a "remember to be a good neighbor" reminder.

Without the police report I probably would have tended to blame the boyfriend which would have been a mistake. She doesn't know I have it but it's evidence if I ever have to ask her to leave. --173.170.xxx.xxx

I have submitted an email public records request to the police department to obtain a copy of the police report.

I guess it is best to stay out of tenants' business, however, my tender heart wants to reach out.

Lisa, you are right that it is a good thing to have "in their file".

Before I buy any house that I'm not 100% sure about the neighborhood I talk to the Police Dispatcher from that county. I ask them about the street and surrounding streets and the house itself how many times they have been out there.

If something involved your property, such as a break in or a crash into the house or tree, you should know. If it is something with a family member of your tenants (parents or child that isn't even there) it is none of your business and you should not get involved. I think knowing why the police were there is the landlord's concern. Just like you'd be concerned if there were police at your neighbor's house. If it's something that affects my tenants, neighboring tenants, or my neighborhood, I'd like to know about it. --173.170.xxx.xxx

(1) My police department will not give out Incident Reports to anyone except an "interested party." I do not know if I as a LL can get Incident Reports just because I am the LL.

When I need copies of Incident Reports for a client, I need to submit a Letter of Representation, so I know that they are not considered public.

(2) I would not want a copy of the Incident Report. My getting a copy is proof that I know about the problem (whatever it might be).
