My tenants who claimed someone was breaking in to the apartment have left. They left the stove a mess.

The stove is a new electric stove bought in their 2nd of 5 years. The burners pull out and the top lifts up. I am always proud that with Easy Off and elbow grease I can restore anything, but not this one.

They never changed the drip pans in 4 years. The pans crumbled as I took them out leaving only the top ring nearly melted to the stove top. The stove under the top was filled with ash and debris until it touched the burners from below. Each burner hole now has a black ring burned into it that Easy Off will not touch. I am thinking of trying Lime Away because it looks like oxidized metal. If I can't get it off, will I have to replace stove top. Suggestions?

Try baking soda with wet towels placed on top overnight, this loosens lots of cruddy things, if the fridge is stinky try a 15lb bag of charcoal - this tip came from Roy and has saved a lot of elbow grease for our cleaning girls. --76.188.xxx.xxx

When I inspect an apartment and the Stove has burned dirty rings around the burners, and the oven is a mess. That's an automatic two strikes out of three. I can assure you that you're in for problems.

I am with LisaFL. If it is really in deplorable condition don't go out of your way to fix it. Depending on sales you can get a new basic stove for $400 - $600. Dispose of the old one, buy the new and use the receipt as the basis for small claims. --76.69.xx.xxx

Replace with new and bill for it, keep it as a spare and clean up as time allows, drip pans are cheap, burners should come clean with steel wool and oven cleaner, either way replacing the pans and burners will be cheap and you will have a spare. --71.1.xx.xxx

Honestly I just had this happen. The replacement stove was from Lowes and with my military discount was less than $400. I could have found a good, clean used one for less than $300 as well.

I didn't charge for anything more than $60 for "cleaning". But this was because the old one was very old, the self clean feature wasn't working and I wanted to get rid of the smooth top one anyway.

I pictured what I would have done based on what you described. Had mine been only a couple of years old I would have been less forgiving. --173.170.xxx.xxx

Save yourselves time and frustration...use Awesome to remove grease from stove and kitchen cabinets. Purchase from any dollar store. It's amazing!!! Melts grease immediately as you are spraying. Then wipe off. --70.211.xxx.xx

I had a stove in a sfh in close to that condition, minus the burned-on metal. I keep new pans on hand for normal cleanups - can pick them up cheaply at garage sales or Habitat ReStores, but I always get a set from Lowe's and use that receipt when the pans have to be tossed.

The "crud volcanoes" under the burners are just gross.

I think I used a plastic putty knife, then used Simple Green after. The trashed burners were replaced with new, and the tenant billed. --71.175.xxx.xx

Just got 2 back like that. I have cleaned a lot of nasty stoves, but I just ordered 2. 1 was cash for keys and a complete renovation, other group I am charging 50% of new stove against sec dep. since it was old. About the same as if I had to spend a couple days going back and forth leaving the easy off on over night. --73.253.xxx.xxx

I find if I have to spend more than 50% of the current after repair value of something to get it repaired ....its probably not worth it.

If your stove will be worth say $200 after the repairs are complete, the most I would spend on it would be $100. If it cost more than than $100, you buy a new one. The same formula applies to cars too.
