I have a applicant who works locally with sufficient income to pay the rent, but has several accounts in collection. I will only rent to her if she pays the first, last and security ($ 2100). She's proposed to give me $ 700 now, another $ 700 in next week and the balance in October. My thought is that she doesn't take possession until the last payment is made in October and to treat one of the $ 700 payments as a non refundable holding fee. The other one I'd refund if she changed her mind. Of course, the third one would come with her taking possession, so no issues there. Thoughts?

For me she has to have all monies paid before move in. Before lease signed all is holding fee. Non refundable but written to apply as x dollars deposit, x dollars rent, x dollar last months. Utilities in her name, lease signe, all monies paid and accounted for. --66.87.xx.xx

As others mentioned, the holding fee that converts at lease signing in 14 days or less, this converts to damage deposit, then the other monies must be paid certified funds when lease is signed and utility transfer before keys are issued. Anything less is a gamble, keep showing but mention the hold and hold the phone numbers of folks who would do the same as above. --76.188.xxx.xxx

If the collections are medical bills, that's OK, but evictions or utility bills are a no.

Do not let them move in if you do not have all the money you need. We used to do payments until one guy just made one security deposit payment and refused to pay the rest. He kept saying, "I live really clean and pay the rent."

Collection accounts are medical bills. LL reference was pending and as it turns out, she gave me the name of someone who was purportedly her LL, but cross checking with the tax records it didn't match up.

He definitely wasn't the property manager. We were texting back and forth about her app. I asked her to confirm the LL's name on her app and when I asked her to reconcile the name she gave me with the public records of who owned the property, texts went dead silent and remain so.

I would be open to her payments.....with the understand that she is paying first, last and the deposit before moving. Also, she wouldn't get keys until I get the balance and she has the right of first refusal.....in the event that I rent it out in advance of them finishing up the payment plan.

In other words, I'll hold the place for you, but I am also marketing it for someone better - always. And it sounds like this one isn't a prize. I agree with Ed, I can over look the medical bills.......but the landlord reference is huge.

Call the current reference and ask them if they have any apartments available or coming available. If they don't know what you are talking about.....they are not landlords - they are a friend or family member. --24.239.xx.xxx
