So I have 3 or 4 tenants that pay by money order and up until now I've accepted them, since, hey certified funds

but one tenant says she mailed them on the 1st so with the holiday that's three or four mailing days now. She fills the "pay to " blank with my name and mails to my PO box, but I wonder what happens when these things go lost in the mail?

with a personal check, they can just put a stop payment with their bank and write me a new one. but for money order, western union says up to 30 days to investigate ? --76.192.xx.xxx

The one and only time I had this problem, I was told 4 weeks to investigate then another 2 weeks to re-issue. All total, it takes about 6 weeks to get your money.

This is why many of us have stated in the past we no longer accept mailed rent payments if any kind. --173.19.xx.xxx

That is why I do not accept money orders. Incredible how many the USPS "loses." Then, the tenant has to put a trace on it to get a refund, and that takes soooo long. If I had a nickel for everytime I heard that excuse...

Only ONE time was it true.

Ask her to provide the carbon copy of the money order. But some just have a stub which proves nothing other than she bought a MO for something, not necessarily you.

We tell the the late fee continues and they must pay the rent now. "When the MO arrives we'll apply it to next month." Suddenly the story changes to something like "Oh, I found it (dated today) My boyfriend forgot to put a stamp on the envelope." (Lie)

We will put them on weekly rent but they must must pay this week NOW.

Their job is to get the rent to us.

I was cured of allowing mailed rent when the judge postpones the eviction hearing 30 days to allow for the "lost in the mail" rent to arrive. It never arrived. Scammed the judge

So now my lease is clear: mailing rent is not acceptable and will not delay late fees or eviction.

Eliminate problems before they happen.

My tenant cased their social security check. Took the cash to a post office and purchased a money order. Then they filled it out, kept a copy and mailed the rent check to me from that post office. I never got it! It was an inside job.

After 60 days, my tenant still had no funds. So I filed a report with the postal inspector and finally after 90 days my tenant got their money back with no explanation. --173.55.xx.x

I'm thinking your tenant didn't mail on the 1st. "It's in the mail" - where have we heard that before? I'd tell them they are responsible to get you the rent on time. We just had the same thing happen. Only one of our tenants does this anymore. Don't know why he cannot walk the block to the Dropbox. Prefers to mail it. Last month of his doing this without a fee! :)

We had one tenant put it in a random mailbox because they forgot to check the address of our Dropbox. They had the stub and after about 20 days I was able to go over with the tenant to the local office ( a retail grocers association ) and she signed the new money order over to me. Could have been worse, but what a pain.

So yes, it can be refunded if they have proof, but it is not quick. I have had tenants put the receipts in with the money orders and not even bother to tear them off. Then you might be in trouble unless they could go up to the store where purchased and file a claim.

Maybe check out the postmark if you get it, take a picture. Charge her fees for it being late, and encourage her to send it another way if you have one.

I think I'm going to try to go to direct deposits only, and fees added on for everything else. Easier to avoid all this hassle and wondering if your tenant is a liar.

Unfortunately it does happen. BUT not very often. One money order that we sent to an owner of a property that we manage did not get the money order. It takes 60 days to get a replacement. We had the money and sent her a replacement m.o. Exactly 60 days later we got a replacement. Think in most cases this is an excuse from the tenant. They do not realize that you can see the purchase date on the money order. --24.233.xxx.xx

I do not accept money orders, for the very reason that they can become "lost". I do accept a mailed check from one of my tenants - going on three years, always on time, and check is always good. Otherwise it's electronic payment or deposit of cash in my bank account. --134.179.xxx.xxx

Ummm ... The first was on THURSDAY so you would have had THREE DAYS of mailing time (Thursday, Friday and SATURDAY)! Yeah, ok Monday was a holiday - but it's kind of funny that all the others that were mailed out on the 1st, 2nd and 3rd have all come in (and the 3rd came in on the 6th which was Tuesday) ... hmmmm interesting that YOURS is the ONLY ONE that is having trouble getting to us :) --69.201.xx.xxx

I hate waiting for USPS to deliver my money. My lease does not allow mailed payments. I have one tenant still mailing rent, because he had lived there 8 years before I bought it and he doesn't have a bank account. Everyone else pays online.

When I did accept mailed payments, it still had to be received by the due date. If it wasn't the late fees started. I had one tenant say the money order was stolen from his mailbox and it would be 8 weeks before the replacement was issued. I told him the rent needed to be caught up within a week or the eviction paperwork would be filed. He paid a few days later. --73.146.xxx.xxx

So -- do you see the irony in the fact that you've had one tenant that is clearly a long-term, decent tenant (since he has been there for 8 years before you bought it plus all the time that you've owned it) -- and your current policy would eliminate that good tenant as even an option?

I mean, if you have a great tenant pool and have a selection big enough that removing anyone that would mail the rent, then great!

But, for lots of us, I think that is a poor option. Some of my BEST tenants are long-term, older tenants that mail the rent every month. They don't have computers and don't want to set up any automated payment system. But, again, I have no problem with them mailing it -- because they are some of my best tenants. I'd take 10 more like them! :)

I certainly wouldn't want to remove all of those good tenants from my applicant pool simply because they want to pay like most tenants have been paying for decades now.

John - I understand what you are saying and I consider it frequently. Does my screening eliminate a good tenant along with many bad ones? But, the same can be considered for any of my screening policies. Couldn't I find a good tenant who was just evicted, or doesn't have any employment income, or was recently released from prison?

I've only had this tenant a few months and the first couple months he paid late. Any part of screening can eliminate a potentially good tenant, but we have to each determine what qualifications we want to use for our business.

I had that happen once. The guy bought a USPS money order, filled it out, and mailed it. He had the receipt, but the MO never arrived.

I printed out the steps to file a claim with the USPS and opened an account that day at the local bank for tenants to pay their rent. The same tenant had a habit of getting behind on rent, behind on rent, behind on rent... okay, I'm caught up. Wait a month or two, and then behind on rent, behind on rent, and then caught up as I was losing patience.

I finally was done with it and gave him the 3-day pay-or-quit to sign at 7 pm. He told me he had just made a deposit over at the bank at 5:20. I had him sign anyways. The deposit never arrived in my account, so I went to the bank and had them check their surveillance video. We checked the entire hour's worth of video-- none of my tenants had been at the bank at that time. It gave me the confidence to know I was being lied to. --96.46.xxx.xx
