We hope you have enjoyed living in your rental home. In order that we may mutually end our Landlord/Tenant relationship on a positive note, this move-out letter is provided to describe how we expect the premises to be left and what our procedures are for returning your security deposit.

Essentially, we expect you to leave the premises in the same condition it was when you moved in, except for normal wear and tear. To refresh your memory on the condition of the premises when you moved in, I've attached a copy of the Condition Report you received at the beginning of your tenancy. Ill be using this same report to inspect the premises when you leave.

Specifically, here's a check list of items you should thoroughly clean before vacating:

___ Walls, baseboards, ceilings and built-in shelves

Please don't leave anything behind that includes bags of garbage, food, newspapers and similar items. Additionally, please don't leave your personal clothes, furniture, appliances, dishes and plants.

Please be sure you have disconnected your phone and utility services, canceled all newspaper subscriptions and sent the post office a change of address form.

Once you have cleaned the premises and removed all your belongings, please call me at ___________________________ to arrange for the return of all keys.

Please be prepared to give me your forwarding address where we may mail your security deposit.

It is our policy to return security deposits in person or at an address you provide. Upon termination and your vacating the premises, your security deposit of $_________ will be administered in accordance with state laws and if any deductions are imposed, they will be explained in writing.
