| FCC regulations specify that property owners shall always have the right to install a satellite dish under one meter in diameter on their property. Homeowners associations can dictate where that dish must be placed and how it must be mounted. Tenants must have owner approval or face potential consequences depending upon the owner's choices. If you are a tenant, ask this question of your landlord. 206.168.43.239 |
| Anything attatched to the building, inside or out, must have consent of the landlord and must remain for the benefit of the landlord when the tenant vacates. 207.250.216.229 |
| The installation of a satellite dish WILL damage the exterior surface - be it brick or sifing - not to mention the wiring stapled. Cable and satellite dish installers should have their drills and staple guns confiscated. Our lease prohibits alterations without written consent and this is an alteration. 208.165.239.129 |

I let a tenant put up a satellite dish with the understanding that it would be the only dish allowed on the building and the tenant agreed that he would allow other tenants in the building to have access to services using his dish. He did ask me first so I have no problem with this. We also have an agreement that he will patch up any holes when he moves out or I will take it out of his deposit as a repair at $40 per hour for my time (as spelled out in the lease) plus materials. By the way, he is a model tenant or I would have hesitated to let him do this. He's now a happy long-term tenant with the installation completed. 12.33.216.174 |
| NO....The dish can only be in the limited common area of the unit under the tenant's control - patio in a garden type and balcony in a multi-story. Placing on the building OR on an area not directly under the tenant's control is a no-no...check the FCC or NAA (www.naa-hq.org) website for the specifics....this information IS ALL OVER THE RENTAL HOUSING INDUSTRY..... 152.163.207.191 |

If you have concerns about mounting the building why don't you suggest ground mounting. The stability should not be a concern. A friend of mine just had his sitting loose on his picnic table for months with no problem. A landlord in a large building should be able to cut a deal with a satellite provider that will give his tenants a reduced rate and generate extra income. I know of one landlord who wired a 16 unit building and rolled the service into his rent. He gave them basic service and a movie package, while raising their rent about $30 (giving them "free" dish programming). He only had to pay the provider less than $20 per unit, making a profit while giving tenants a deal they couldn't match. They thought he was Santa Clause. 205.188.193.167 |
| My tenant used a 4x4 pressure treated wood to mount the dish and sunk the post into the ground. 216.64.113.149 |

I just tried checking www.naa-hq.org (per Wallace in Va)and it does not come up. The satellite dish question comes up often as the "Dish" is rented in this area. That means it will come and go everytime the tenant moves. I do not allow it on my newly sided or brick rentals, but do have a few older units that I have permited the installations on. Don't want to get in trouble about letting some and not letting others. If anyone knows the correct www. please let me know, as I would like to have something in writing to hand out and and let the local landlords association in the area have in their files. 168.191.68.4 |

I have high class and low class rentals... the higher class tenants will always ask.... the lower just lag bolt it into the roof and live with the leaks....they never cease to amaze me.. so , the deal is if they pay the rent with the late fees, and stay long enough...the hell with it 172.149.68.134 |
