| Did you do a credit check? Did you find out if the name he gave as his landlord really is the landlord and not his Mother, Brother, Cousin, etc. Do the credit check. See what address is listed on the credit check. Call the city/ township where the property is and ask for the owner of record and their address. Find their phone number at www.anywho.com. You may be surprised to find out that you weren't speaking to the people you thought you were speaking to. Why would anyone that wasn't desperate offer to pay 6 months rent up front? | If you choose to accept this tenant, choose to apply a portion of the funds paid to the end of the lease. I do this by requiring first month's rent, last month's rent, and a double security deposit. This holds essentially 3 months worth of funds for the end of the lease term. Money talks, and some folks get a settlement or bonus of some kind that will run out. Saving that substantial portion for the end of the lease term protects you much better. I have never run over that escrow even if the tenant breaks the lease or causes damage -- so long as you watch for damage signs along the way. 206.168.43.222 |

The kindest reading of the situation is he has a pile of money and wants to pay the rent so far in advance because he knows he handles money VERY poorly and in 6 months he's not going to be able to come up any bucks and he's just hoping against hope that when the time comes he'll have some more. I have paid rent several months in advance. I used to work offshore 14on and 14off. If I paid in advance it would stop me from comming home to several late notices and having to pay late fees. I also had a friend who was a college student who would pay severl months in advance when his student loan check came in. This stopped him from spending all his money on pizza and beer. The down side was sometime the prepaid rent would run out before the next check came in. The landlord was always williing to work with him though. I was checking his landlord reference that seemd OK at first but turned out he had a friend who posed as landlord--when I checked town records it wasnt right guy. He then said he had no credit--but I had insisted on a credit check which was good because he had credit alright (not good)...just be careful and double check.
