Smoke smell (by newbie landlord[wa])

I was curious as does anyone have any tips on getting rid of cigerrette smoke smell after a tenant has moved out. I usually end up having to use Kilz to help kill that smell sometimes replacing the carpet. Any tips you give would be greatly appreciated --64.40.61.220

Renting and running a clean air machine or ozone generator for a few days will do alot. Also washing all windows and hard surfaces with hot water and scented sudsy ammonia. --152.163.252.193

You can mask it (scents, washes, etc.) or you can cover it (Kilz). I am not sure it ever "goes away".

I bought a 4 unit with a tenant who had lived there 25 years! She was a SMOKER. Wow. TSP and water, I had the nicotine running down the walls washing them down. It looked like coffee with cream! My wife ran. lol. The carpet was awful (but it was time to change it).

My units are now non-smoking, though one I just bought had a smoker (the prior owner said she "slipped through". How do they slip through?). She has been there since '96 and her unit is cream in color while the others are white (no, it isn't the paint). She will pay an extra dollar a day when I raise her rent, though I won't tell her that. I figure that is a proper amount to charge. $365 a year. Carpet, paint, cleaning.

I suspect tenants smoke more, per capita, than people who own a home. No scientific basis to say it. Just a feeling. Thus, saying no to smoker reduces your prospective tenant base.

Just yesterday I paid 3 women $22/hour for 6 hours cleanup JUST TO WASH THE WALLS FROM SMOKER DAMAGE.

Tips: TSP and Lots of hot water, with two full rinsings afterwards. Kilz to seal

Spic and Span, PineSol, Simplegreen. Some people swear by a CASTROL product in purple bottle you get at auto supply stores. Also consult custodial supply stores for extra strength products made for the gunk. Remember, places like hotels deal with this all the time and it IS possible to get rid of odor.

Add stringent fines/threat of eviction to your rental agreement.

Paint stores sell some stuff, can't remember the name, but it's just to allow you to paint. Worked well to cut the crud and allow the KILZ to stick. On-line sites recommend a mix of borax and ammonia in water. Carpets and drapes are the worst for smell; replace or clean the hell out of them. The clean air machine works pretty well; I've seen them used in hotels.

My ex-tenants smoked 5-6 packs per day between the two of them. She's on medicaid to pay for her oxygen and respirator (still smoking!), and receiving section 8 to pay for rent when they are spending over $100/week on cigs. They were nice enough, but I'm not sorry to see them go. --128.253.245.61

A little bleach in hot water is good also. The bleach smell will pass. Wear rubber gloves,as you want the water,as hot as possible!

I am a smoker/landlord.It's NOT fun,washing walls,for any reason.I consider it,as part of this landlording profession. You can attach fees,that will be known upfront,pertaining to a (smoker) applicant.
