Collecting Judgements (by Alexander[MO])

I have won several judgements from past tenants for non-payment of rent. My question for the panel is: After the judgement is awarded, how does one collect? These were 'inherited' tenants (they came with the property) so, unfortunately, I don't have good info. of checking accounts or jobs to garnish. My attorney mentioned running a 'trace' on their social security number..does that find current employment or assets? I'd like to collect myself, as the old attorney likes to take a third of whatever he collects - including the additional costs of collection! Any help would be appreciated. --65.69.81.2

the best way to collect is to get the Sheriff or Marshall Service to do the collecting for you for a nominal fee. You can use: superpages.com, searchbug.com, and similar sites to help skip trace. You can also use the service advertised here on this site......... --152.163.252.193

Yes....a nice "tip" for the letter carrier is always a way to retrieve change of address information. Is it legal - no - but it IS done. --56.0.160.18

Change of address info is free , all you have to do is go to the Post Office that delivers the mail to that street...it's a result of the freedom of info act......absolutely no cost to you! --152.163.252.193

check out the services button above....for 12.95 per person with whom you have a judgement....they will list with the big three credit agencies.....

for me..., i get a call about 3-5 yrs when they want a car or home loan and have to clean up their credit report. :) --205.188.209.16

Before exerting a lot of time, effort and money into collecting, you should determine whether the ex-tenants are collectible. I've often said that, if I had all that was owed to me on judgements, I would not vacation in Hawaii. I'd buy it! In your situation, I'd turn the accounts over to a collection agency. Doing that might get you about 2/3 of the money you would otherwise probably never see. --24.94.254.69
