Out here it depends on the lender, and the amount down. Usually with 5 or ten percent down you are looking at 1 percent higher.

I can get loans for rentals for about 1/2 % higher than owner occupied. I haven't asked about actual commercial loans recently --216.228.163.41

The rates are not always higher. For me, though they have always been higher for investment than my residence. I do know of some people who get sub Prime rates on large multi million dollar deals.

However, for me I get rates in the following range:

1-4 family non owner occupied 6.5%, no points, 80% LTV, 30 yr fixed

greater than 4 family, commercial 6.25% ARM, no points, 80% LTV, 15 or 20 year amort, 3 or 5 year balloon --130.76.32.144
