Bankrupt on Application (by Jer[PA])

I have a couple who applied to rent one of my houses. On my application they stated the one of them filed bankrupt in 1997 after his 1st marriage. His other references checked out. He currently employed making $48,000 year with a good company. I been a landlord for many years and have a good feeling they will be good tenants. I believe that once you file bankrupt you can't do it again for 10 years. Is this correct, also do I need to make sure it was discharged? --68.54.130.247

If they have had good credit since then, and every thing else checks out good. I would take them in a heart beat.

i have lots of tenants that have bankcruptcy - they perform as well as or even slightly better than ones that haven't - hey, that is why they are tenants - can't qulify for a resonable mortgage! --24.164.84.223

I agree. My best current tenant filed Bankruptcy in about 1998 (business failure). They are middle age, immaculate, and always pay the rent on time. They are going to buy again soon, but I might get to keep them another year! As a bonus, they are great decorators, so the house should rent quickly.

The key is to examine the credit since the bankruptcy. --199.35.174.47

I recently asked an attorney your very question. I was shocked to learn that it is 6 year and a few months depending on when they filed the first time. I had always been told it stays on your credit report for 10 years. Well it does. But the time between bankrupcty is only 6 years and a few months!! So in your case they could file the day after you rented to them? However from what you have described I'd take them too. --205.188.208.101
