In Arizona, there are For Rent signs literally everywhere. Too many rentals, not enough tenants to fill them I guess.

Are LL's in other parts of the USA having trouble getting/keeping tenants?

If you are having problems, I would have to assume that you are getting some 'backlash' of the Clinton administration. It should subside shortly.

The Providence housing market is tight if you're a renter. MFH's are the norm so appreciation should be OK. Rent to price ratio is decent too.

Those are some reasons I relocated here to start in this business.

Is Bush behind the relaxed lending requirements? I blame that more than low interest rates. Whomever is bedfellows with the house construction industry is your likely target.

My average vacancy is about 20 minutes. Okay, they might be a little longer than that, but the last one was only advertised one day and I did not miss a single day of rent.

Just like everything else, this is a regional thing; however, the low interest rates for an extended time have increased home ownership. Many of these homes will be available at foreclosure prices in the next few years. Some people just aren't cut out to own a home and they are too heavily financed. Missing one paycheck will start the downward spiral. Those former owners will be looking to rent again. Either way, the investors win in the end.

I used to live in Phoenix (Glendale to be exact). I can't believe how much it has changd since 94 when I left. I think that that particular city is just overbuilt, with all of the apartments the same as the next. One block looks just like the next. In older "areas" of the country the stock is different and you can have drasticaly different types of rentals next to each other - in price and in condition. --69.133.18.119

The low interest rates mean that people who could not qualify before now can buy their own homes. The LL's are taking a hit because of this.

When interest rates climb again, the rental market will pick up.

Randy: I'm south of you, are your prices climbing through the roof, too?

Homes aren't even getting signs out before they are sold.

Bidding wars are jacking up the prices out of sight.

JJ -- yeah, its been a great in the last 2 years. Prices have gone through the roof. But actually they are justified by the rents.

Here is what I am getting:

1br = $500

2br = $600

3br (Townhouses) = $750

A few years ago I was getting:

1br = $285

2br = $375

3br = $425

If I can't get top dollar for them I am going to hang on to them. The only reason I want to sell is get into a more passive position that will allow me to travel more. I have an apartment in St. Petersburg Russia and I would like to spend more time there and traveling through Europe. --24.127.69.170

It's like Dave(IL) said, some folks just aren't cut of to be owners and that's what makes this business work.

Now if President Bush did have something to do with it, rather it was lower interest rates, tax breaks, or just people having confidence to buy, I wouldn't blame him because that is his job to help the economoy. He not only has to be colored blind he has to be occupatonal blind. He is trying to help America as a whole.

What's going to happen to Landlords if lower interest continues and the lower class catches up? They're going to be fine because they're the ones who don't need a liberal President to come up with some kind of program to take working men and womens taxes and hand it over to thugs and harlets.

Murphy, The way I see it the worst that could happen is some LL's may see out and retire early. Wouldn't that be a tragedy?

As far as Clinton we all know what he was doing. It's obvious the President doesn't have much to do with it other than-Do big investors feel confident with him?

As much as people can't stand programs that benefit EVERYONE equally my belief is liberal politicains should stop figuring out ways to take the rich guys money and handing it to someone who doesn't know what to do with moeny. They need to make things fair and stop trying to be RobinHood.

Who owns the corporations that employee the middle class? Why would you ever want to hurt a financially successful person who has such a factor in the lives of a middle class citizen?

Im here in AZ too, I only have two Town home rental but they have always rented on time and for good market $$.... There are alot of rental signs though. I wouldn't worry about the you and me's, have you given any though to the amount of comercial apt. they are building?????? 1000 unit properties poping up all over... This place must be gowing like mad, for those big apt. buildings to be renting, and they havent stopped building. I have seen the big 1000+ apartments popping up, and all have "Free Rent", "No Utilities" "No Deposit Move-In", etc. When an area is overbuilt and they don't even require a deposit anymore just to get warm bodies I worry about my piddling little rentals getting tenants. Don't You?

And, by the way, those jobs mentioned due to Bush's Greatness...where are they anyway?
