I've recently discovered hardwood. I always used to use wall to wall. Carpet is destroyed quickly, and installation costs as much as the carpet. Throwing a rug on top of hardwood is so simple. And if it gets worn, it can be turned to avoid traffic patterens. The wood can be refinished by yourself by just renting a sander, and it gives a rich looking glow to the place too. | If that is your two choices I'd put hardwood in the high traffic areas for sure. I've not had good luck with carpet in kitchens, halls, bathrooms, living rooms, utility areas and even closets. The only place I'm having success with carpet is in the bedrooms. Because of muddy shoes, etc, and just the fact it makes the carpet laying easier I don't put carpet in the closets. It's easy to change out being just one square room. I raise the baseboard up and set my tack strip back and shove the carpet in and that way it comes out easily and I can simply use that piece as a pattern. You can't tell it's done that way by looking. I rarely have to change carpet in the bedrooms unless they burn it with candle wax or something out of the ordinary. --66.76.130.112 |

I seem to be finding that renters prefer carpet (although I am a big fan of hardwood, even in my own house). We have been doing a mix of both in our units, but the units with hardwood seem to be harder to rent out for some reason. On Sunday I showed my new SFH with nice hardwood floors to two different families. First family, "Are you going to put carpet in here, I don't like the wood floors." My response was, "No, put you can go and buy a rug that you like." There follow up statement, "That means I would have to spend money on the rug." Second family, "Oh I love these wood floors."
