I do not currently own a rental property but am

looking at one that has a tenant. I want to do a credit check

on the tenant. However, the paperwork to obtain a credit report requires verification that I own rental property.

Since I do not currently own a rental property, how do I obtain a credit report on the tenant?

Wait till you buy the house! If I was the tenant there is no way I would allow you to run a credit report on me before you owned the home. You really should be getting payment history verification from the seller about this tenant. Many carry over tenants will not give you any info even after the sale especially if they have a lease. What are you trying to accomplish at this early stage of the process? --207.69.137.9

The tenant does currently have a lease. I guess I'll not worry about the tenants credit history. Can I ask the seller what the tenants payment history has been? --67.31.157.159

If it were me, I wouldn't do a credit report on an existing tenant. To get the report you need consent and that could be a roadblock. Instead I'd rely on info from the seller and make it clear to the newly acquired tenants that you expect to have prompt payments or a vacancy.

Think about it. If you pull a credit report on an existing tenant, what purpose will it serve? The tenant is already in place. --24.94.252.131

Does the seller pull credit reports on residents? If so he may have the info you are looking for. It is not unreasonable to ask sellers for the info on current residents before purchasing. I always ask to see the leases to see what the terms are that I'm about to get into, good luck. --205.188.209.16
