if wood floors are finished the right way with enough polyurethane to protect the wood, they are pretty hard to destroy unless you scrape them with heavy objects.. I LOVE hardwood floors in my units, because they are a lot lower maintenance and the tenants usually love them! I would refinish ! --65.27.150.25 |
| I always put a fresh coat of gloss polyurethane on my wood floors between tenants. Most times all you need to do is clean floors well amd then apply the poly. Soon you will have many coats and the floor surface wood will never be touched again. --152.163.252.193 |
| We love them in our rentals ad well as in our home. Tenants do have a way of scuffing them up. The only real damage that they can do is to wax or oil the floors - then you will have a hard time refinishing. Otherwise, its a very easy proposition - not much more work thatn mopping it. I love hardwoods....refinish poor ones and other than that add a coat of poly when there is some were.... as far as painting them..., that only works in the low income house here...and vacancies are bad...so alot of the LL's are resorting to carpeting them...because thats what the clientle at that range prefers here. --206.212.89.240 |

If you are thinking of fully refinishing them I just did the floors in our half of my 2-unit before we moved in. It wasn't as hard as I thought it would be. Our entire house is hardwood other than kitchen and bathroom so we had about 900 square feet to sand and then refinish. We rented a drum sander from Home depot and used belt sanders for the edgework and hand sanded the corners. We returned the drum and exchanged it for a square sander for the light sanding in between coats of poly. It took 3 of us a total of about 20-24 hours to finish (60-72 man hours) and cost me about $400 including rentals and materials. The floors came out absolutely beautiful. I would only refinish floors in an empty unit though as the amount of dust is awful. --161.150.2.31 |
| We've started painting them too. Had a rental where the floors were all scratched and gouged and looked terrible. Didn't have enough time before the new tenant to refinish them with sanding and polying, so we tried painting. We used a thick floor paint that had polyurethane in it. They actually came out real nice. The paint filled/disguised all the scratches. Of course they are now a nice uniform even color/finish and the poly gives them a nice shine. I was surprised at how nice they came out and of course the $50 for paint was a lot cheaper than hiring someone to sand and poly an entire apartment. I have some painted fir floors and tenants seem to like them. I use black paint because with black, the spaces between the boards disappear to the eye. In my own kitchen, I have green painted fir but I filled in the cracks. One major hint on poly: USE DIAMOND BRAND POLY, not the cheaper poly. WITH DIAMOND BRAND YOU DON'T HAVE TO SAND BETWEEN COATS. This is a MAJOR labor savings, well worth the extra $25 per gallon. Also use Elmer's ProBond wood filler to fill any gouges or cracks. | I agree you need to know your market on painted floors. I viewed a half million dollar condo here in Denver, just built, with painted wood floors. It depends on whether it fits with the rest of the building and its decor.
