Message: I actually did purchase his program about 3 years ago. I have purchased no properties with his methods. Nor in my opinion do I believe his methods would work in my market place. He focus's on motivated sellers, assuming existing financing, sellers carrying papers ect. In my market place if the seller is motivated, they list the place with a great realtor and it sells usually within a few days if priced correctly. Most people out here realize that they can get what they want when they want.

I do believe in creative ways of purchasing property, and even learned a few things from purchasing his course. But if I had to do over knowing what I know now. I would go down to the local Barnes and noble, go to the realestate section and look for books that coinside with what aspect of realestate you are looking to pursue. He is getting about 300 for that course. You can buy a lot of books for $300, and be a lot further along as far as education in this business.

Message: Everything said before is sound advice. I bought CS program and it was useful (like one piece of a jigsaw puzzle.) It is NOT the entire puzzle. What it did for me was help my motivation. The only thing from the material I bought that I use is the CD ROM Property Ananlyzer that helps you figure cash flow.

I have read other books like people suggest. What helped me do my first deal was my Grandmother who has been a real estate broker for 43 years. Once I told her I wanted to buy rental properties in the area, she helped me find my first one. She loaned me the down payment and the bank loaned me the rest. It was "nothing down" to me, but the seller did not help with financing. There is a saying, find the deals and the money will come. There is truth to that. But you have to do a lot more in this business than watch tv and buy books. You read and then take action based on what you have learned. Find realtors, or motivated sellers, or whatever your goals require.

What helped me to get past analysis paralysis, was to get in the car and go look at lots of properties. Then, I would take digital pictures of the house, pics of needed repairs, make notes, measure the house, make notes about the neighborhood, and then list all needed repairs. At home I would "Do the Math" and write up all the repairs, checking prices on materials and labor. I used a worksheet out of the book "Buy it Fix it Sell it Profit."

I would analyze properties regularly. This became a habit. I would analyze both properties I thought would be good and ones that would definitely not work. This unbiased activity helped me to be less emotional and more numbers oriented when analyzing a deal. Also, after doing this enough times, you can more quickly spot what is a major repair or problem. Also, I have found that the whole assessment is much quicker after doing this a bunch of times.

Like someone said before, $300 would buy a lot of books at Barnes & Nobles. I agree with that. Join a local REI club. Read some, take action, ask questions, get out and look at property, talk to your financing sources in advance, in case you want to buy, and get a mentor, as someone else said already. Nothing will happen until you quit reading about the pool and just jump in and start swimming. Reading, a mentor, an REI club: those are all very good and necessary, but at some point, you just have to begin and do that first deal. My 2 cents. --69.5.200.29 --192.223.226.6

I am not familiar with a Carlton Sheets information but it sounds similar to other programs. I find it interesting that a number of people have stated that the programs do not work but at the same time, stated that they did not try any of the techniques. Like many of us, I am quite sure you attended seminars but never put in practice the techiniques. I myself ask if the techniques are at least leagal and possible. In the case of Carlton Sheets and these other late night guru's the answer is yes, they are. It's just a matter of doing the work involved. At a minimal even if you are not using the techniques the information is at least motivational. Even if you do not like the techniques, at a minimal you will be motivated to keep looking at opportunities. If you can get a discount more power to you, those of you who do not like the material please feel free to give the info away. Ask yourself: If Carlton Sheets is making so much money in real estate investments, would he be in the business of selling get-rich-quick tapes/books/DVD's ?

I have found that his infomercials give tenants the wrong idea about the real world of landlording -- that the biggest problem that LL's have is hauling our money to the bank without getting a sprained back.

I would never take my money to purchase Carlton Sheets programs. I can go across the street to the library and find the same information for free!!
