State Specific Question About: GEORGIA (GA) My tentant moved out January 31, 2003 which is the end of the lease. But there is damage in the unit. Do you have a standard inventory checklist that is already created to deduct the return of the full deposit. We clearly see red stains on the carpet. There is a pipe that is leaking. | All the states have a dif. time dead line for returning the deposit, in Ca. it is 21 days, a lot of the states are 30 days. You don't need a special form for deductions, just write a letter stating what you are deducting and why, you should include a check list of the condition before the tenant moved in and one for after they moved out. I don't think a red stain would be a leak, unless it was a leak in a wine bottle, or a packet of red die. The first thing I'd try on the red stain would be a white wine.
