How do you check for any prior criminal record for a prospective tennant if you have their name, soc. sec.# and prior address? Is this information public record that can be accessed or do you have to pay an investigative service (and if so, how to find one on the web). Thanks! Strattoni Scottsdale, Az. --68.4.225.87 |
| First and most important is that you will need the applicant's birth date and middle initial. With that you can check the criminal records at your county courthouse. You might first want to call the records office to find out if the info is available online, since it is in some states. You might also check the civil court clerk to learn whether civil court records (evictions, judgements, etc.) are online as well. --24.94.252.131 |

My town police department volunteered to run a criminal background and firearms check for free after I asked the detective questions about an out of state tenant applicant that claimed to have guns from his home state and he may want to bring to my premises. As ALDO mentioned the cops need full name and birth date. John New Jersey --171.75.72.102 |
| Thanks for the suggestions. I have that info and I'll call the County Court on Monday. --68.4.225.87 |
| Run the credit check first. Then run a criminal records check in every jurisdiction that the credit report indicates the applicant has lived. As Aldo says, this might be difficult in some areas, such as rural counties, because of lack of online records. --66.178.174.239 |
