Rentalls vs. Quicken (by Madison[IL])

We have a few properties and are planning on buying some more in the next few months. I just started using Quicken (basic) and I am not able to make as many notes/remarks as I would like. I am also concerned about how to keep track of the new properties which we will own with a partner. Could anyone compare for me Rentalls vs. Quicken?

If you are familiar with accounting, Simply Accounting Pro from ACCPAC might be good for you. It is about $200 cheaper than the cheapest Quickbooks version and is very powerful and flexible. If accounting and all of its fun esoteric terms (debits, credits, t-accounts, general ledger, etc.) are not your thing, then you may want to stick with Quickbooks. QB hides a lot of the complexity from the user, although this complexity hiding used to irritate me when I had to jury-rig an entry in Quickbooks to do something out of the ordinary.

I also use Rent Right in addition to Simply Accounting Pro to manage the rental units--so far, so good.

QuickBooks has a help section. In this help section is full info on setting up QuickBooks to deal with at least 20 different types of businesses. There is one help section on Property Managers. There are only one or two things there you will want to omit so that you can operate as a single landlord.

But Dave, all the complexity of accounting is still there in QuickBooks, you just have to find it. There are still ledger entries and register entries and the like. If you go look for them, they are there all the time. --64.12.96.40
