| I would estimate that your utilities should be in the area of $10/mo, but a call to your local utility companies would be the best way to get that info. With 5 one-bedroom units, the coin laundry would be more of an amenity than a money-maker. I had an 8-family (2 br each) with laundry equipment that grossed about $100/mo. | Stick to Speed Queen or Maytag equipment. Maytag has commercial dealers that handle all the coin op stuff. Go to maytag.com and leave a message there for the commercial sales guy. | Well Aldo, not to argue with you, but one of my 5 units makes more laundry money than my 8 unit. I don't know what these people are doing (1 bedroom units), but they spend a good $125/month in the laundry machines. I posted the same question for my 5-plex last week. Sears has there washers and dryers on sale this week. Sale ends today. For the money, it looks like alot better of deal than Maytag or Speedqueen. | I hate to disagree also but I have used almost all Sears/ whirlpool(one in the same) machines & have had great luck with them. Much cheaper & parts & sevice very available.I checked into Maytag years ago & they are a very good machine but I could buy 2 new ones for the price of 1 REBUILT (used) one from local commerical dealer. Also sears give a big discount if you buy through contract sales dept. just ask at local store. I have also used an add on timer money acceptor that bolts onto top of good used regular machines but these are now getting very pricy. GOOD LUCK!!! 216.166.193.21 |

After comparing Sears contractors and Speed Queen, I am going with Speed Queen (yes, after all the Whirpool/Sears bashing that went on on my thread). I suggest you all look at www. claundry.com for some good prices on all of these brands mentioned. Items are shipped directly from the manufacturers. kt, where do you get the timer money acceptor that bolts onto top of good used regular machines? | I get them through my local appliance dealer he gets them out of Chicago from his parts dealer. I gave all info on another post some time ago but now wholesale is up around $200 which is crazy.They are still out there and most repair people can get them although many parts houses dont list them in catologs. 216.166.192.244 |
| Nothing looks grungier than an old beat up washer with miscellaneous used parts attached. Mitch & BxLandlady make good points. I've had potential tenants cringe when they see a dirty laundry room and I suspect even existing tenants may stop using them if they look too dirty. I have on my calendar every 3 weeks to clean the rooms (that means sweeping the floors, picking up tons of dryer lint, emtying the lint trap which is always full, and scrubbing the tops and front of the machines which are inevitably splotched with soap or some other crud. 207.138.153.34 |
| Dan depending on how much usage a laundry area gets, I would recommend at least a weekly cleaning. The dryer's lint should be removed after every load to prevent fire. Also check in the drum for gum, ink pens etc..you'd be surprised what you might find... 64.12.102.44 |
| Its funny BX, I think most of them do empty the lint trap because they don't want the lint on their clothes, but the lint they pull out usually misses the trash barrel and ends up somewhere on the floor. Hence all the sweeping required. Inevitably though someone must use the dryer right before I arrive and fails to empty the lint trap because it is always full.
