| Today, when I opened the gate to the backyard of one of my properties, a pit bull dog ran after me and sunk a tooth into my ankle. Fortunately, the owner was there to call the dog off. the tenant/dog owner drove me to the hospital. I feel fortunate to have escaped with only two stitches, some stress and extra time waiting in the hospital, etc. In the hospital I filed a police report. I understand that sometimes the dog is "put away". These dogs are trained to attack and can be dangerous. Please be careful (take advice from me!). | I'm curious-Did the lease allow pets? A neighbor had a pit bull that he claimed wouldn't hurt a flea. But he sure came after my son-in-law! That dog is gone, but the puppy remains. Only a matter of time til it jumps the fence. Animal control doesn't like to pick them up, because they are considered "dangerous dogs" so they can't adopt them out.Hope you recover, and that you are reimbursed for your medical expenses. First, I wish you a rapid recovery and hope there are no on-going difficulties. The next thing I wish for is that this was an unauthorized pet so you can remove this tenant ASAP. Last week I found a tenant dog-sitting for a friend's Pit Bull. Legal or not, I gave them a two hour notice to get rid of the dog or I'd get rid of them. Now that the situation has your attention, you must realize how fortunate you are that this attack happened to YOU and not to some neighbor child who came into the yard to retrieve a ball. Since the dog now has a documented history of attacking and biting someone, according to some state dangerous dog laws, it may be deemed a "Dangerous Dog" (perhaps it already was!). The liability to you has increased, almost exponentially. Now you have actual knowlledge that you are harboring a dangerous dog at your property! Time to get rid of that dog and/or tenant!!! | Pit bulls, in and of themselves, are not dangerous. Dogs who have been raised to be aggressive are dangerous. Ban pit bulls, and these people will get Rottweilers... ban rotties, and they'll get a german shepard... any dog can be raised aggressive; the key is holding the owners responsible, not the dog or the breed. Listen to everyone here ESPECIALLY Lee [PA]. I have that list that was posted here a few months ago of the dogs that are NOT allowed and I am very strict with the list. I have even had people call who have one of the dogs on the list but, of course, they will "find another home for the dog" if I rent to them [yeah, right!] I count that as still having the dogs and discount them completely. I do alows dogs but not those on the big nine list. Personally, I own 2 German Shepherds and a half pit pull. Sweetest dogs on earth. The neighbor's pit bull came after my son's mother-in-law who was coming to visit us with her dog (not a pitbull). The pitbull crawled under the fence that I'd installed so the dogs wouldn't come on my properties. The pitbull attacked her dog. Mom kicked at pitbull to free her leashed dog. The poor woman was transported by ambulance to hospital. She was nipped a little.but suffered a mild heart attack. The arrogant pitbull owner said that she SHOULD have abandoned her dog to save herself. (Where DO these people come from?) I had an applicant with a pit bull who said he was "the sweetest dog on earth. Once I introduce him to someone he'll never bite them." I informed the applicant that I can't take the time and trouble to have every handyman and vendor I employ introduced to this dog. I currently have tenants with a Pug and a Boston Terrier. | I allow dogs not on the top ten list. They have to be at least a year old with vet records and licensing records. I require them to bring the dog to the apartment to meet me and my lab. | Thanks for the good comments, including Lee's. The lease allowed one dog, I wasn't specific enough as to breed. Sure there are many good pit bulls, but in my mind many are trained to be dangerous. In the hospital they insisted I file a police report, which I was more than happy to do. The police were unclear what the "dangerous dog police" would do. Every jackass who owns a pitbull or similar says the breed is sweet and unjustly criticized. When a similar dog is growling, barking, drooling, and showing his teeth at you, the owner almost always says: "Oh, he likes you. He wouldn't hurt a flea." We recently evicted a tenant after they aquired a pitbull puppy. They already had one dog that was tied up in the yard 24/7. They refused to get rid of the puppy becuase they had invested too much money on it. I told them my concern was for the animals reputation as being an agressive dog (they have a 8 month old baby). They told me the dog would be muzzled etc. AFter a heated conversation over the dog issue, we quickly evicted them the next day.
